Mold
During a home inspection initial check will be performed with a visual examination of your home's interior and exterior, paying close attention to areas with moisture issues, leaks, or visible signs of mold, such as discoloration or odors. Moisture build-up and water damage are main causes of mold growth.
Visible Mold: Obvious signs of mold include patches of discolored or fuzzy growth on walls, ceilings, or other surfaces.
Musty Odor: A persistent musty or earthy odor in your home can be a strong indication of mold presence, even if you can't see it.
Water Damage: Past or ongoing water leaks, flooding, or high humidity levels are conducive to mold growth.
Health Issues: Unexplained allergic reactions, respiratory problems or skin irritations among household members may be linked to mold exposure.
When to test for Mold (Laboratory Analysis)
Moisture is a primary factor in mold growth. Specialized tools are used identify moisture sources and areas with elevated humidity levels.
Additional testing maybe performed if mold is present.
Sampling for mold maybe collected with air or surface samples. Air samples identify mold spore levels in indoor air quality, while surface samples pinpoint the presence of mold on specific materials.
Both types of samples will undergo Laboratory Analysis: Samples collected during the inspection are sent to an accredited laboratory for analysis. This step identifies the types of mold present and their concentrations.
Report and Recommendations: Once the analysis is complete, the inspector will provide you with a detailed report of their findings and recommendations for mold remediation, if necessary.
